After booking a holiday home, the customer will receive a written confirmation to the email address provided. Invoice(s) with bank transfer forms for rent payment will also be sent to the email address. The invoice will be delivered to the email address as soon as possible after the reservation is received. If the invoice does not arrive within a week (7 days) of making the reservation, please contact us.
The primary payment method is an invoice in advance. When paying, the reference number must be used so that the correct payments are recorded for the correct payers. Other payment methods are only available by prior arrangement.
The reservation becomes binding when the customer has paid the advance payment (25% of the rent) by the due date or made the full payment in one go. The advance payment is due 7 days from the invoice date. If the reservation is made later than 60 days before the start of the holiday, the advance payment will not be charged separately, but the entire amount will be invoiced at once.
When paying for the holiday cottage rent, the customer agrees to comply with these rental terms and conditions and cottage-specific instructions. If the payments have not been made by the due date, the rental will be canceled.
Cancelling or changing a reservation
Cancellation or change must be notified in writing (by email) immediately after the obstacle arises. Cancellation is considered to have occurred when the landlord has been informed of the cancellation and it has been confirmed to the customer.
A prepayment (25%) will be withheld for cancellations. If the cancellation is made later than 14 days before the start of the holiday, the full rent will be charged or, if a replacement tenant is found for that period, the rent will be refunded, excluding the booking fee.
The customer has the right to a full refund if the customer or a person living in the same household with them becomes seriously ill, has an accident or dies, and the customer's holiday is not successful as a result. Cancellation must be reported immediately and proven in a reliable manner, for example with a doctor's certificate.
If the cancellation occurs during the holiday or the holiday is interrupted, the rent paid by the customer will not be refunded.
Könnölän Matkailutilata has the right to cancel a reservation in a force majeure situation, in which case the customer will be refunded the rent in full and/or an attempt will be made to find alternative accommodation. If the reservation has to be interrupted due to disruptive behavior or damage, the rent will not be refunded.
Staying in a holiday cottage
The keys to the holiday cottage will be handed over to the customer at the agreed arrival time via the key box. The key box code and arrival instructions will be sent to the customer by email the day before the start of the reservation.
The cottage is available to the customer from 4 pm on the day of arrival to 12 pm on the day of departure. For weekend rentals outside the season, the cottage is available from Friday afternoon to Sunday afternoon. By separate agreement, different times are also possible.
The keys will be left in the key box after the holiday. If the customer does not return the keys and can be considered to have lost them, the customer will be charged the actual costs incurred in having the keys made.
The rental includes the use of all the necessary equipment: furniture, cooking and serving utensils, cutlery, electricity and firewood. The beds have mattresses, pillows and blankets.
The maximum number of people allowed to use the holiday cottage is the number of beds indicated. The use of a tent or caravan on the holiday destination's grounds without permission from Könnölä Tourist Office is prohibited.
Pets are allowed in all holiday cottages. Pets must be announced at the time of booking.
Smoking is strictly prohibited in all indoor areas of the holiday cottages.
When leaving the villa, the client must turn off the lights, close the windows, and lock the doors.
Bedlinen and towels
Linen and towels are not included in the rental price. The customer must use their own sheets. Linen and towels can be ordered for an additional fee when booking. Price 20 euros/person or 25 euros/person with beds made. The set includes sheets, towel, table cloth, tea towel and hand towel.
Cleaning after the stay
Regardless of whether final cleaning is ordered, it is the customer's responsibility to return the furniture to its place, wash the dishes, clean the grill, empty the ash pans, and take the trash to the collection container by the cottage road.
If the customer does the final cleaning themselves, the cleaning instructions in the cottage must be followed. If the cleaning has not been completed after the reservation has ended, we will charge a final cleaning fee. Final cleaning can be booked when booking. Price 80-150 euros depending on the size of the cottage.
Compensation for damages
The customer is responsible for any damage caused to the property and personal belongings of the holiday destination. The damage must be reported to the landlord without delay. The customer is obliged to compensate the owner of the property for any damage caused.
The owner is not liable for any damage caused to the customer due to an unforeseen force majeure event or similar cause that is not attributable to the owner and the consequences of which the owner could not reasonably have prevented. The owner is also not liable for any damage or consequences caused by normal natural phenomena or encounters with wild animals.
All comments and complaints related to the holiday destination must be addressed immediately after the issue arises and during the holiday directly to the owner of the destination.
The rights to make changes are reserved.
Booking terms for party venue
After agreeing on the reservation, the customer pays the reservation fee. The invoice and contract will be sent to the customer by email. The payment period is 7 days. Payment of the reservation fee confirms the reservation. By paying the reservation fee, the tenant accepts the reservation terms and conditions.
If the reservation fee has not been paid by the due date, the reservation will be automatically canceled. If there are less than two months between the reservation and the start of the event, the rent is paid in full on the same due date.
The final payment for the rental is due six weeks before the event. If there are less than six weeks between the booking and the start date of the event, the due date is 7 days after the booking is made.
If the customer cancels the event before the final payment of the rental fee (6 weeks before the event), the reservation fee will not be refunded. If the customer cancels the event later than 6 weeks before the event, the reservation fee and rental fee will not be refunded.
The landlord has the right to terminate the agreement without compensation for reasons of Force Majeure, in which case the reservation fee and rent will be returned to the tenant.
The reservation fee will be deducted from the total rental.
The number of people allowed in the party room must not exceed the number stated (180 with furniture/240 without furniture). The customer is obliged to report and compensate for any damage caused to the venue or its personal belongings.
Final cleaning is included in the rental price of the party room, except for the kitchen. Dishes, AV equipment, furniture and toilet paper are included in the rental price.
